Appraisal Coordinator & Research Writer

Edwards Appraisal Group, Inc. is a residential real property appraisal firm located in Spokane, Washington. We are dedicated to serving the real property valuation needs of clients in Spokane, Pend Oreille, Stevens, Lincoln, Adams and Whitman Counties. 


We provide competitively priced appraisal products to customers in need of an appraiser in Spokane. We appraise all types of residential real estate in Spokane including detached single family homes, town-homes, condos, coops, 2-4 unit multi family dwellings and vacant land.


Edwards Appraisal Group also provides pre-list services to real estate brokers including FHA specific property observations. These observations ensure that listings meet FHA's minimum property condition requirements which minimizes the risk of entering into mutual acceptance with buyers using FHA, VA or USDA financing. 


We also offers pre-list floor plan sketching to ensure accurate square footage is being advertised. 


We utilize the latest technologies to ensure accuracy and increase efficiency while providing a high level of customer service and professionalism to our clients.


Position Summary:

The Appraisal Coordinator oversees appraisal order processing and appraisal report production and minimizes interruptions from external forces so that the real property appraiser can focus on field inspections, identifying the best comparable sales and analyzing various factors of value to ensure high quality appraisal reports are generated for our clients. An ability to work independently and a very strong attention to detail are necessary. This is a full time position.


Primary Functions:

- Understand product pricing, order capacity and what constitutes a complex order and then exercise good judgment to decline, accept or conditionally accept new orders as they come in throughout the day.

- Create new order packets, setup new orders in the appraisal software and place telephone calls to schedule appraisal inspections for new orders.

- Use the company's appraisal software to enter data into appraisal reports using information provided by the appraiser after the field work has been completed.


Secondary Functions:

- Receive and respond to incoming phone calls, e-mails and incoming packages.

- Work with technology suppliers to troubleshoot office technology problems as they arise.

- Confirm the next day's appraisal inspections with the respective scheduling contacts.

- Address minor requests for clarification or correction from clients on an as-needed basis.

- Update appraisal report templates in the appraisal software on an as-needed basis.

- Call on past clients to collect past due monies owed on a monthly basis.

- Regularly update the list of redacted sample reports.

- Regularly audit the existing client list to ensure clients have our most current  information.

- Register our company with new clients on an as needed basis.

- Track, generate and maintain sales & operational statistics/reports.

- Research new technology solutions to increase company efficiency.

- Comply with attendance rules and be available to work on a regular basis.

- Perform other reasonable business related tasks as assigned.


Qualifications:

- A minimum of 2 years of experience in a similar office setting is required. Experience in an appraisal, escrow or real estate office is preferred.
